- Made the decision we wanted to get into real estate full time
- Yonks and MrsYonks co-wrote the white paper for BMT.guide
- Signed up for the real estate license exam (116 hours, virtually)
- Got interested in wholesaling houses also
- Launched 3 investment clubs in Colorado, Ohio, and Tennessee
- Joined the Central Ohio Real Estate Entrepreneurs (COREE) and started to listening to their weekly “Haves and Wants” call.
- Started publishing our weekly income report
February, 2023
- Finished the white paper for BMT.guide
- Started watching calls on real estate wholesaling from https://freewholesaling.com. Learned a ton about:
- Driving for Dollars (driving around neighborhoods, looking for ugly houses)
- Reverse driving for dollars (pulling a list of people who might be motivated sellers and going to them)
- How to close or double-close
- How to write an assignment contract
- How to skip trace
- How to find cash buyers
- Took action:
- Filed a FOIA (Freedom of Information Act) Request for water shutoffs. Found out that’s considered private info in Colorado. Not available for a pull. Tried again in Las Vegas.
- Filed a FOIA request for the code violation list in my community.
- Took action:
- Reached out The Short Term Shop, the country’s top STR rental real estate firm, to join the team
- Met their founder, WSJ Top 100 realtor, Avery Carl for a 1:1
- Reached out to Jaime Resendez, an eXp real estate coach and digital marketing expert
March, 2023
- Reached out to Suzy Truax, one of the top producers, top recruiters, and top influencers at eXp. Did 2 interviews with her, realized she is a top crypto and real estate expert, and signed up for her to be my sponsor.
- Took my South Dakota real estate state and national broker exam in Lexington, KY. Didn’t realize I was supposed to take the simulation too. Had to drive to Cheyenne, WY.
- Got fingerprinted. They sent the wrong cards. Had to get printed again.
- Started studying for the CO real estate exam.
April, 2023
- Bought some crypto domains and started thinking about branding for when my license gets issued.
- Sent out hundreds of letters, post cards, and made calls and texted for wholesaling houses.
- Got several cartoonish responses – people wanting 5-10x full market value for their houses.
- Added a driver / business partner in Washington State to look for houses that might be for sale.
- Hired a marketing firm to help me attract people who might want to sell.

I almost always refrain from using the word hate in any sorts of conversations because it typically, IMO, incites negative energy. I go out of my way to maintain a PMA (Positive Mental Attitude). Those of you that know me IRL will acknowledge the truth in this (after all, I am always unbelievable … because I choose to be!!). However, with some recent experiences, I am choosing to use “hate” within the title of this post. Why?
So that we can all work together for the betterment of society.
I was a “coop fanboy” before I became a “DAO / web3 fanboy”.

As of Feb-2023 Google is still the king of internet search and organizing information. Let’s do a quick search for fediverse vs web3 and see what results are returned. While there are only ~11,000 results, the top ranked search results really amplify the “hate” undertone &/or negative sentiment that the fediverse community has towards the web3 community.

I will let you be the judge on whether the sentiments from this search results page has a negative tone from the fediverse community towards the web3 community.

I spend the majority of my social media time on “crypto twitter” following interesting people BUIDLing in the Web3 & DAO space. Let’s take a look at the timeline that resulted in Coinbase’s (NASDAQ:COIN) 14%+ decline in the market on 09Feb2023.

#TL;DR – US Capital Markets are a “rigged game” that is enabled & amplified by the US SEC.
I’m not going to spend any efforts within this post to substantiate my beliefs about this statement. We will use the “rigged game” tag here on this blog to share our thoughts and ideas about this in the coming months & years.

A Google search for coinbase brian armstrong rumors staking shows ~126,000 results with the two articles I referenced previously as the oldest.

US stock markets open, COIN down ~10% in 1st 15min of trading [09Feb2023 9:30 AM EST]
The COIN selloff in the first 15min of trading on Thu morning was strong as evidenced within this TradingView … all based upon rumors that Brian Armstrong triggered with his tweet the night before.

US SEC Press Release: Kraken to Discontinue Staking-As-A-Service and Pay $30 Million fine [09Feb2023 3:16 PM EST]
Kraken agreed to settle with the SEC and pay a $30 million fine literally the next day [4, SEC.gov].
The sad thing about this SEC regulatory action is that @GaryGensler published a tweet with an educational video trying to be funny with steak (the food) vs. stake (crypto yield opportunity). The video does however provide some important considerations people should think about before engaging in any crypto yield opportunities. Another thing that I enjoyed about this 3m37s video from Gary Gensler is that he used the “not your keys, not your crypto.” slogan which is very popular within the crypto community / web3 natives.
My favorite quote tweet to Gensler’s video was from @GOPMajorityWhip (Tom Emmer) which I quoted earlier in the #TL;DR.
We enjoy the work that our frens @BanklessHQ do through their relentless efforts to educate the public with great content. Here was the most liked comment on Gary’s tweet:
